Ada and Canyon County Housing Market Stats for July

There is still a high demand for housing in the Treasure Valley paired with a lack of inventory.  This has made housing prices go up over the last year, but interest rates are still at an all-time low to make up for it.  So it is still a good time to buy if the right house for you ever does come on the market, and you can beat the other buyers to it.  Here are some tips to help you be ready to pull the trigger on a house that may not be on the market long.

  • Talk to a lender and get preapproved before looking.  That way you know how much you can afford, how much you are comfortable spending, and your financing is all ready to make an offer right when you find your dream home. 
  • Have your agent (hopefully me) put you on a listing email notification.  You can get listings that match your criteria sent to your inbox the second they hit the market.  That way you will stay ahead of the competition and you don’t have to spend endless hours searching on non-reliable websites like Zillow.
  • Know the area you are looking in.  Ask your agent if you are looking in an area or price range that attracts multiple offers.  Do houses sell quickly in that neighborhood?  Do houses tend to sell for more than list price?  An agent can do a quick market analysis and let you know if the house you like is at a fair market value, or if it is overpriced and you can potentially offer less, or if it is underpriced to attract higher multiple offers.
